Data 1: Mike and Joanna formed CoU LLC with Mark Grey of Stephen C. Grey and Associates (SCGA) to develop this 130,000 SF Office Building for Tableau Software with ground floor retail in the heart of Fremont. The project is 100% leased. It achieved LEED Gold and Salmon Safe certification. HAL Real Estate is the equity partner. 

West Dock: Formerly the Sound Mind & Body Gym, Mike and Joanna partnered with Mark Grey to purchase and renovate the gym, turning it into a 50,000 SF Class A office space for tech Tenant Tableau Software. The project was one of the quickest in Mike and Joanna’s history; the purchase and sale agreement was signed in January 2015, closed on March 31st, 2015, and work began on April 1st. In that time, the team executed a Lease with Tableau, secured financing for the project, and navigated the terms of an underlying ground lease.

Industrial Home (Portland): When Seattle retailer evo approached Mike and Joanna (still at First Western) about partnering on a Portland location, they were thrilled. Together, they restored an 1895 Salvation Army building, turning it into a 30,000 mixed use space for evo, restaurant Revelry, and office user Smith Optical. The building opened in November of 2014 and won the 2016 DeMuro Award presented by Restore Oregon for one of Oregon’s best restoration projects.

Watershed: Located in the heart of Fremont, Watershed will be the third building constructed under Seattle’s Living Building Pilot Program. This “deep green” project will house approximately 60,000 square feet of retail and office space. Mike and Joanna are again partnering with Mark Grey to develop the site.  Construction began in late fall of 2018 with completion expected in February 2020.

Cedar Speedster: Completed in the late Fall of 2019, located in the heart of Fremont, Cedar Speedster is approximately 28,500 square feet of retail and office space, which includes  the award-winning restaurant, Revel.  The project is 100% leased.  Mike and Joanna  partnered with Mark Grey to develop the site with evolution Partners.

The Thomas Terry Building: Completed in 2007, this 42,000 square foot office building was one of the first buildings in Seattle to achieve LEED Gold certification and remains one of the premiere office buildings in Seattle. It is located in the core of South Lake Union. Mike, and the team at First Western, took the role of lead developer of the project for an ownership group comprised of First Western members, SCGA, and a handful of occupant investors.


202 Westlake: This 130,000 SF office and retail building in the heart of South Lake Union was completed and delivered to Amazon in 2013. The ownership was a partnership between First Western, SCGA and Spear Street Capital out of San Francisco, with First Western providing all the development services.  In 2013 the building sold at a then record setting price.
